Once a thriving industrial center, Kearny is being remade into a thriving center for small business.  Designated in 1985 as one of only 37 Urban Enterprise Zones in the state of New Jersey, Kearny has seen significant investment in infrastructure to attract modern business.  One of the most exciting developments in Kearny recently has been the development of Kearny Point, a 130-acre parcel along the Hudson River that had previously been a very busy shipyard.  Following the devastation of Hurricane Sandy in 2012, the property was acquired by real estate developer, Hugo Neu Corporation.  The first project on Kearny Point to be redeveloped is known as Building 78 which includes several floors of office space, a rooftop deck with breathtaking views of Manhattan and a coworking space called Kearny Works.  The buzz around this project has gotten us thinking about how Joseph James Real Estate agents could benefit from utilizing a coworking space as part of their business model.

If you are unfamiliar with coworking spaces, they are essentially shared workspaces. They offer affordable office space for those looking to escape the isolation of a home office or coffee shop.  These shared workspaces typically offer a suite of office-like amenities such as hot-desks, private meeting rooms, kitchens, coffee and more. One of the intangible items that they provide is also a sense of community. Occupants are often freelancers, entrepreneurs, start-ups and small teams who want to take advantage of the flexible space and affordability of the offerings.

Real estate agents have begun learning the benefits of coworking spaces around the country.  Many agents are constantly on the go as they meet clients, show properties, host open houses and network.  They stay connected in their cars, on tablets and on smartphones.  Today’s technologies allow real estate professionals a great deal of flexibility.  For the busy agent who doesn’t spend a great deal of time in an office, a coworking space such as Kearny Point can be a great solution.

To keep up with the demands of marketing in today’s digital economy, agents need to acquire skills in aspects of graphic design, promotional marketing, social media, web development or they need to find freelancers to do this work for them.  In a small business community that springs from a coworking space,, agents would likely be working alongside other professionals across a vast array of industries which may include people who provide the exact services you might need, like online marketing help or web design. 

The naval shipyard itself once employed upwards of 35,000 workers which bolstered the local economy and drove real estate prices.  As development continues at Kearny Point, will we see a new high-tech labor force that looks to call Kearny its home?
